Improving Inherited Schemes

Making consented proposals work better.

Where a scheme already has consent, we frequently review and improve it, resolving practical problems, improving layouts and securing amendments through Section 73 applications.

An inherited consent is a starting point, not a fixed outcome. Clients often come to us with permission already in place but with doubts about whether the approved scheme can be built well, whether it makes the most of the building, or whether practical issues have been overlooked.

Because our planning advice is grounded in building surveying and construction knowledge, we can see where a consented proposal will struggle on site and where a better answer exists. The three examples below show how we made inherited proposals work better for the building, the owner and the planning authority.

Three recent examples

St George's Chapel

We revised the original architect's scheme, improved the internal layout and enabled an additional apartment. A Section 73 approval was secured, conditions were discharged, and appropriate Bath stone, lining and historic-roof repair details were developed.

Trewarmett

We reviewed an inherited consent for three detached houses and improved the layouts and appearance through a Section 73 application. Difficult groundworks and trunk-water-main constraints were resolved, Building Regulations coordinated and delivery managed.

Pentire

We redesigned an extension forming three additional apartments alongside six refurbished apartments, simplifying the scheme, improving layouts and addressing parking and bedroom-number concerns. Planning and Building Regulations were amended and delivery of the nine-apartment development supported.
