Award Winning Service

SMT Associates were originally employed by the Local Authority to seek the development potential of a series of redundant barns and farm buildings. After discussions with the Planning Authority, policy at that time ruled out conversion to residential accommodation, however subsequent discussions realised the potential for diversification into the ‘Affordable Housing’ market. We prepared full reports to justify the proposal and demonstrated compliance with local planning policies. Following lengthy and delicate discussions the final decision was made by the Planning Committee who unanimously approved the plans.

SMT Associates were then instructed to project manage the conversion scheme as lead consultant on behalf of our client. This included obtaining Building Regulation Approval, specification of the works and associated drawings, managing the design process, liaising with structural, mechanical and electrical engineers, preparing contract documents and tendering, advising on appointment of contractors, site supervision and financial control. As the client’s only professional agent, SMT Associates were responsible for leading and guiding the multi-disciplinary design team including Structural, Mechanical & Electrical Consultants to ensure that tight deadlines were met.

With four weeks to final completion, it was announced that HRH The Duke of Cornwall would be formally opening the site on 13 June 2006. The scheme also won an award for design from Carrick District Council.
